Home information pack

Properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack (HIP), Which includes a home energy rating. The pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title. Bear in mind the pack may comprise 50 or more pages, especially if several searches have to be included, so the method of delivery and presentation needs to be considered carefully. We suggest vendors keep at least one hard copy, which prospective purchasers can refer to when visiting the property with a soft copy, usually on a flash drive, which can be emailed to any number of interested parties at relatively low cost. It is also recommended that you obtain a HIP from an independent source as estate agent versions will in most cases be branded with logos, etc, which could be an issue if you have to change agent at a later date.
